Garage Door Perimeter Weatherstrip
The bedroom over the garage is always the cold room, and standing in the garage you can feel why: a steady draft along the door edges that moves the cobwebs on the wall. The seal around the opening has flattened to nothing.

For an attached garage the perimeter seal does more than keep leaves out. The garage is a buffer between the weather and the house, and drafts around the door cool the wall it shares with the kitchen and the floor of the room above it. Snow blown in melts and refreezes on the slab, and mice follow the warm air in at open corners. A well-fitted side and header seal closes those paths and eases the job of the weatherstripped door between garage and house, though the garage's warmth also depends on the door's own seal, the ceiling and the heating. It is a worthwhile comfort improvement for the house.
How the visit goesAfter a windy night there is a fine ridge of snow on the garage floor along one side of the door, and another across the top step. The door was shut the whole time; the snow came in around it.

How the visit goes

- 1
What has been getting in, and what the garage is for
A short conversation shapes the rest of the visit. Is the garage attached and heated, or a detached shell? Has snow, water, leaves or an animal been coming in, and where? Is the door used several times a day or once a week? Was the door itself replaced or adjusted recently? A heated garage under a bedroom justifies a full one-piece stop and careful corners; a detached garage used for storage may want a straightforward fin replacement. Knowing what the household has noticed also tells the technician which side to test first and whether a section of jamb has been wet for a long time.
- 2
Cycling the door and sealing the joints
Once all three lengths are on, the door is run through several full cycles by hand and then with the opener, while the technician watches each fin for catching, folding or rubbing and listens for a squeal. The daylight test is repeated from inside with the lights off. Any joint between the new stop and the trim or brickmould where water could get behind is caulked with an exterior sealant, and the fin is wiped with a silicone spray to cut the odds of ice bonding it to the door. The old material is bagged and removed, and the household is walked round the finished opening.
- 3
If the door changes, the seal is re-checked
The seal was set against the door as it sits today. If the door is later adjusted, has its springs or rollers replaced, or is swapped for a new one, the contact can change: a door that now sits a few millimetres further out presses the fin harder, and one that sits further in leaves a gap. After any such work, do the daylight test again and ask the technician doing that job to check the perimeter seal while they are there. Re-setting a length is a small task and keeps the two parts of the system working together.
In the van
- Vinyl stop moulding with integral seal
- Jamb repair lumber or PVC trim
- Flat bar, hammer and nail set
- Aluminum retainer and rubber insert
- Exterior caulking and gun
What affects the quote
- 1
Jamb material
Wood jambs take nails; steel or aluminum-clad jambs need screws and sometimes a backing piece, and masonry openings need a different fixing altogether, each with its own time and hardware.
- 2
Condition of the jambs
Soft or rotten wood at the base of a jamb is cut out and spliced with new lumber or PVC trim before the seal goes on, and that repair is quoted as its own item.
- 3
Weather on the day
Cold weather means keeping vinyl warm between the van and the opening and fitting each length with extra care, so a winter visit can run a little longer than one in mild weather.

Garage Door Perimeter Weatherstrip: questions
My door was replaced last year. Does the perimeter seal need doing too?
Often, yes. A new door is sometimes fitted against the original wood stop and its old fin, and the new door may sit slightly differently in the opening, so the old seal no longer meets it. If daylight shows at the edges or the fin is hard and cracked, a new seal set against the new door completes the installation and matches the fresh look of the door.
Will a new seal make the room above my garage warmer?
It can help. Drafts around the garage door cool the garage, and the garage cools the floor above it and the wall it shares with the house. Closing the perimeter cuts those drafts, though how much warmer the garage runs depends on the door's own seal, the ceiling insulation and how the space is heated, not the perimeter alone. A technician can talk through those as separate steps if the room stays cold.
How should I look after the new seal?
Four times a year, check for daylight from inside with the lights off and press the fin to feel that it is still soft. Wipe the seal with a damp cloth to clear grit and salt, keep paint off the fin, apply a silicone wipe before winter, and keep slush and bins away from the bottom of the jambs. Press any lifted corner back and call if a length has come loose.

What the census means at the door
42%
Homes of every age. About 42% of homes in Uxbridge were built in 1980 or earlier, according to the 2021 Census.
A blend of older and newer homes usually means a blend of expectations too: keeping an original door running as long as sensible, or bringing a builder-grade door up to a quieter standard. Both are worthwhile, and the choice is explained at the door with the options side by side.
81%
Mostly houses. Single-detached houses make up about 81% of homes in Uxbridge (2021 Census).
In neighbourhoods of detached homes the garage door usually faces the street and takes up much of the front of the house, so its condition shapes how the whole property looks. A straight, quiet, well-finished door is as much a part of the curb appeal as the front door.
