Should I have the door inspected when buying a house?
It answers the questions a home inspection leaves open. A general inspector confirms the door opens and closes; a door technician records the make and age of the hardware, how much life the springs and cables appear to have, whether the safety devices pass, and what to budget for. What happens if a broken spring is found during the tune-up?
The door is left closed and not operated with the opener, because a door with a broken spring weighs its full weight and can drop. The technician explains what was found, shows you the break, and quotes the spring replacement as its own job, usually replacing both springs on a two-spring door so they wear evenly. Will the opener need adjusting afterwards?
Sometimes, but not always. What can I do before the technician arrives?
Move vehicles out of the garage and clear anything stored against the walls near the tracks so both sides are reachable from floor to ceiling. If it is safe to do so, note where in the travel the noise or hesitation happens and whether any wheel looks chipped, crooked or riding on the track edge. The screws spin in their holes. Can the hinge still be fitted securely?
Yes. A stripped hole is common on older steel doors and on wood doors where the timber has softened. The technician either shifts the hinge to fresh metal within the stile, uses a larger self-drilling screw that cuts new threads, or drills through and fits a bolt with a nut and washer or a backer plate on the inside. What is the flag bracket and why does it matter?
The flag bracket is the L-shaped angle at the top of each vertical track. It ties the vertical run, the curve and the horizontal track together, and on a torsion-spring door it also carries the end bearing plate for the spring shaft. Is cable work different on a door with extension springs?
The idea is the same and the route is different. Instead of winding onto a drum, the cable runs from the bottom bracket up over a pulley at the front of the track, back over a pulley on the spring, and to an adjusting clip. My remote only works when I am close to the door. Why?
Short range is almost always interference or a weak signal, not a broken opener. Certain LED bulbs, including ones fitted in the opener's own sockets, emit noise on the frequency remotes use. A remote battery near the end of its life also loses reach before it fails outright. The technician tests range with a known-good remote, swaps bulbs, checks the antenna wire hangs free below the head unit, and replaces the battery or remote as needed. Can a sagging chain be tightened, or does it have to be replaced?
Most sagging chains are tensioned, not replaced. The technician takes up the slack at the trolley nuts to the rail's figure and locks it. Replacement is the answer when the chain has stretched so far that tensioning leaves it uneven over the sprocket, when links are seized with rust, or when the sprocket teeth are worn to hooks and would chew a new chain. Should the belt be lubricated?
No. The belt is meant to run clean and dry; oils and sprays soften the rubber and gather grit in the teeth, which wears the sprocket. Lubricant belongs on the door instead: hinges, rollers and springs get a garage-door lubricant once a year. What is a wall-mount opener and who is it for?
It is the operator that lives on the wall rather than the ceiling. Fixed where the torsion shaft ends, it rotates the shaft to raise and lower the door, and nothing hangs overhead. It suits cathedral and low ceilings, garages with lofts or lifts, and anyone who wants a very quiet door.
